What we did
At the Civil Protection warehouse in Lagoa, façade repairs were the groundwork for a painting project: dealing with cracks and render on the exterior walls before any paint. The photographs published here were taken before and during the work.
The starting condition is well documented: damp patches along the long façade, a dark band at the base, streaks and dirt on the rear elevation, and a makeshift timber gate. These are the usual signs of a building with long walls left exposed to rain and sun.
The work began with repairs. Cracks and render were treated wherever they had failed; in the cover photograph the repairs are still visible before the finish, as patches of new render on the old wall.
On a building like this, paint only solves the problem if the substrate is sound. New paint over damp and loose render stains and flakes again, and the work is lost in a short time.
For the building's managers, this is the stage that gives the paint a chance to last. It is also the kind of work that shows least in a final photograph and counts most in the result a few years on.

Lagoa is where we have the most public projects: besides this warehouse, the Municipal Library, and a villa in the town as well. On warehouse buildings, with long walls, rain runs down the façade and damp rises at the base, and the marks appear quickly, especially near the ground.
Frequently asked questions
Why repair cracks and render before painting?
Because paint neither closes a crack nor holds loose render in place: in time, the crack opens again and the paint flakes. Here, the repairs were the first stage of the work.
